A: Rent can be paid online by logging into tenant portal. However, security deposit and first month rent has to be in the form of money orders or cashier checks per our company policy. Make all checks payable to “EASTSIDE PROPERTY MANAGEMENT LLC”. BTW, tenants can drop off rent checks at our office each month if that is tenants preferred way.
A: Payment with your bank/checking account is always free of charge and is the most preferred payment method. BTW, we do offer payment with cards(credit or debit) too but it has 2.99% additional fee which is a charge from the third party service provider & we have no control over that fee.
A: All tenants are always required to open work/ repair orders in their tenant portal first by logging into it. It helps not only to assign it to a technician quickly but also helps to track them for completion and send updates from time to time.
A: We always need a 60 day written notice to vacate the property AND must complete lease term in full prior to move out else it will be considered as a lease break and all the charges of a lease break do apply. 60 day notice is must for all move outs including for the leases that are in month to month term. If you like to renew the lease, always contact the team to get the renewal paperwork on time. However, our team will also be in touch with tenants when you get to 60 day window
A: Pets are welcome in most of our properties. However breed, number of pets per unit and size restrictions do apply and varies from property to property.
A: Check our "Rentals Available" section on website and you can see all available properties & the list keep changing from time to time. You can apply online for the property that you like to rent and we can always switch your application to other available properties if your interest change after applying or subject property gets rented faster or before you provided all needed documents.
A: We typically process rental applications as quickly as we can and update the status back to applicant. It all depends on how complete the application details are. We throughly check all the incomes reported, credit reports delivered, rental history, IDs provided, reference checks and verification of employment & income.
A: We charge minimal and one of the lowest in market just the cover the cost. It is 50$ per applicant to cover the fees for ordering all the background reports.
A: Owners will be provided with a Owner Portal and have to login to their portal to get all this information. Owners can see all of their monthly statements that has all kind of details and breakdown of income and expenses and supporting documents & receipts. We do provide year end tax statements. Your property will be managed in very professional manner and in the most possible transparent way and with all common aspects covered for you. We have top of the line online portal for both tenants and landlords to track all online.
A: We are a full service property management company in the Triangle NC area. We are totally hands off option for owners in managing their rental properties. We can tailor the service to just tenant finding limited service option up on request.

A: We manage several hundreds of properties in the area and have experienced team for visual inspections of the property. We do check and handle aspects identified in HOA violations and we do check conditions during the lease renewals. We do find and address proactively some of maintainence issues as well.
A: Our management agreement or engagement is always AT WILL. Up on written request for the exit/termination, we will end our management mostly on the last day of that month with no questions asked.
A: We have an On Call roster with in our team to support all emergencies, after hours, weekends and holidays
A: We will take necessary next steps for the non-payment of rents & it can be the process towards the eviction but we do follow all legal process, engage attorneys when needed and all in a step by step process. Similarly we do have process to follow for any breach of rental contract situations.
A: Tenants must provide proof of rental insurance policy with Eastside Property Management LLC as an additional interest in the policy prior to move in. We have a team to keep track of these rental insurance policies from time to time.
